In this research of the Investment Environment and the Problems of Origination of Investors’ Ownership over Real Estate in Georgia we have discussed importance of attraction of the direct foreign investments and the problems existing in the economy of Georgia. Besides, we have analyzed the direct foreign investments based on the statistic data and proved the effective role of the direct foreign investments in stimulation of the Georgian economy. In our research we have analyzed the problematic aspects preventing attraction of investments in Georgia. Also we have considered the ways and methods promoting influx of direct foreign investments in Georgia. The main accent is made on the Georgian legislative basis.

The study aims to establish the relationships between produc¬tion and climate indicators in order to design a financial weather instrument in order to reduce the volatility of the financial performance of farmers in the region of Dobruja. For this purpose, a simulated weather derivative was designed and approbated making the relevant assumptions and constraints to mitigate the negative effects of changes in the levels of precipitation, the drought frequency, and the increasing climatic amplitudes on cereal crops. Its effectiveness is assessed taking into account the varying temperature and production and business performance of the agricultural producers. Last but not least, the study presents a critical review of the conditions required for the operation of this type of financial market in our country.

The article presents a study on the impact of freight railroad transport on the development of Bulgaria’s regions assessed through sectoral and econometric analyses. The analyses are based on indices such as revenues from transport activity of the licensed railway operators by regions, number of staff in the companies, development of the transport infrastructure, and migration growth rate. Most of the publications in this field address the relationship between air and/or water transport and regional development while this study focuses on improving energy-efficient and environmentally friendly modes of transport, such as freight railway transport. Its importance is corroborated through a regression analysis, which shows that the internal migration in the country depends on the development and modernization of its railway infrastructure.

This article discusses the main psychological regularities of communication as an interpersonal interaction and the personal qualities of the principal and the teacher as elements of the psychological climate appearing to be an environment for non-financial stimulation of productivity at the school as a budget administrator. Pedagogical interaction is viewed as a professional communication and behavioral aspect of the relationships between the school principal and the pedagogical specialists as well as among the teachers themselves as members of the pedagogical staff. For this purpose, we have clarified the specific terms and aspects of pedagogical ethics, the tolerance and communication at school as non-financial factors in managing the relationships principal – teachers. We have determined their characteristics and the means of achieving the ethical objective. Special emphasis is placed on the competence of the school principal – a leader and manager – and the efficient interaction with all pedagogical specialists (deputy principals; primary, middle and secondary school teachers; tutors; pedagogical counsellors; resource teachers; psychologists).

In a contemporary market structure, the establishment of a successful and efficient banking system is an issue of high priority. One of the most important factors is maintaining stability in the banking business especially when the country belongs to economic unions comprising certain countries; therefore, destabilization in the national sector might erode the European one. The period of joining the EU has a positive impact on the Bulgarian banking sector, which leads to significant intensity in the restructuring and consolidation of banks in the country during the period 2006–2020. On the basis of this, the banking systems in the country decrease from twenty-nine banks in 2007 to twenty-four in 2020. The undertaken solutions favor the trend in the banking system, which throughout the last years has been sustainable and competitive.
